Can I sell my house through Owner Selling Direct if I've already signed a Sole Agent Contract?

If you already using a traditional Estate Agent under a Sole Agent Contract You can sell or let your home privately and NOT pay the agents commission. As Owner Selling Direct is not an Estate Agent, but an advertiser, there is no conflict of interest with sole or multiple agency agreements; it is the same as placing an advert in a newspaper. Sole Agency means that you have appointed only one agent who has the right to sell your property. You should be able to sell the property yourself without paying the agent a fee - provided that the buyer was not introduced to you by the agent during the contract period.

What are the costs?

For a limited period we are offering our services for free. Our standard service is £99 regardless of the sale price of the property, with no commission to pay when the property is sold. No time limits, no surcharges nothing.

Why does Owner Selling Direct not charge commission?

We do not think it is fair to charge commission for selling your house. Owner Selling Direct provides a professional service allowing you to sell your house for a fixed fee and no commission is ever payable to us. Owner Selling Direct is THE real alternative to selling your property with an Estate Agent.

Does Owner Selling Direct provide "For Sale" Boards?

Yes we do, For £35 we will send to you, via Royal Mail, a professional weather proof "For Sale" Board, this will feature the website for people to check your property details and your contact telephone number allowing you to see how much interest there is in your property.

Are the Owner Selling Direct Boards easy to assemble?

YES! It should take no longer than 10 minutes. You will need to buy a 2"x 2" wooden post approximately 8 feet tall, which cost about £2 from a good local DIY shop such as B&Q, to display your sign in front of your property.

Why do Estate Agents charge commission?

Because they can. Until now if you wanted to sell your property you had little alternative to using traditional Estate Agents and they have used this position to keep their rates high. Property values in parts of Britain have more than tripled and so has the amount of profit the Estate Agents have taken. Just think, when was the last time you saw a poor Estate Agent?

How does it work?

You enter up to 10 images of your property on Owner Selling Direct with a description of your property. We provide a format to display your property in a clear and professional way to potential purchasers which can be viewed on-line or printed off, they then contact you directly and you are on your way to saving thousands of pounds in commission.

How much is my property worth?

The value of your property is simply the price a buyer is willing to pay. You can use a number of websites to value your property our favourite is http://www.houseprices.co.uk/. This will tell you the value of properties recently sold in your area compare your property to theirs and price accordingly, this is how Estate Agents price properties. Remember that if you set your price too high you may not get many viewings, you could even undercut your neighbours pricing and still save money as you do not have to spend thousands of pounds in Estate Agents fees and commission.

Do I legally need an Estate Agent?

No, Estate Agents provide no legal function. All Estate Agents do is introduce buyers to sellers.

What if I am already with an Estate Agent?

You can maximize your property exposure by advertising with Owner Selling Direct you could sell your property quicker and you may even save commission on the sale.

What if my Estate Agent has made me sign a Sole Agent contract?

You can sell your property privately and not pay the agents commission. Owner Selling Direct is not an Estate Agent. You advertise your property with us just as you might in your local paper, there is no conflict with sole or multiple agency agreements. If your Estate Agent made you sign a Sole Selling contract this means your estate agent is the only one with the right to sell your house. Even if you find a buyer yourself, you'll still have to pay the agent. If you do find that your contract is ‘Sole Selling’ and you wish to use our services, then check with the estate agent the termination period of the contract and use Owner Selling Direct or insist that they change your contract so you can use our services. How many photos can I display?

Up to 10 photos can be displayed. Photos can be loaded online or emailed to photo@ownersellingdirect.com quoting your property id order number. If you are loading online then your photos must be in the JPEG format and can be any size (Remember the larger they are the longer they will take to load, once loaded we reduce their size automatically to ensure you advert can be displayed fast).

Do you keep my personal information private?

We never sell your personal information unlike other websites. We only display the contact details you choose. We do NOT sell or share customers' personal details with any other organisations. We take great care to protect your privacy and personal data.

Can I change my advert after it is published?

Yes, at any time 24 hours a day, 7 days a week.

How do I prepare my house for sale?

It is essential to show your property in its best light to maximize your profit and sell quickly. You may need to spend a few hundred pounds on paint and accessories, it is well worth it and many things you will be able to take with you, safe in the knowledge that the extra value they added to the property will have more than paid for them.

Curb appeal

Ensure that the front of the house is attractive and inviting. Clean your windows inside and out, hide the rubbish bins. Trim your hedge place colourful plants in pots near the entrance. People need to be enticed to view your property if you have people passing your property use a for sale board to advertise the property.

Make sure your doorbell works, door furniture such as your door knocker is polished and feels sturdy.

The big job

Clear the clutter, store it in a friends garage, or hire a skip, give it to charity shops or take it to a car boot sale and use the money you make to pay for extra staging in the house. Having a clear out of unused possessions and junk is essential and I have always found it to be therapeutic. If you don't your prospective purchaser may come round for a viewing and only notice the clutter.

Clean the house

Clean everywhere, people will be scrutinizing everything. A cobweb on a light may make your buyer think that the house is poorly maintained. Freshly made beds; clean and folded towels in the bathroom no toiletries out…unless they are designer ones. No washing up in the kitchen sink. Do not stuff everything in a cupboard, they will look in and they will not be impressed. People do not fall for the freshly brewed coffee or fresh baked bread, open all the windows and air the house before they arrive. Smokers and pet owners beware, you may not be able to smell these odours but people viewing your house will.

Entering the property

Check that the door does not squeak, create as much light as possible in your hall, use brighter bulbs and clear obstructions that may stop light coming in through windows, mirrors are excellent for bouncing light through halls and dark rooms. Use a radiator cover to hide an unsightly radiator. Walls should be bright; you may decide to paint them a bright neutral colour. Make sure that carpets are clean and free from stains.

Accessories

Take down family photos and the children's finger painting they will detract from your property, you can always hang them in your new home. In their place hang some nice prints or paintings. Don't take it personally, you are trying to sell your property as fast and for as much profit as possible.

Show what a room is for

Set proper and defined areas, if you have a dining room set the table for dinner, if you have a study clear the desk and add office furniture.

Outside

If you have one, clean the shed, tidy the garage, many people especially men look at these areas and imagine the great work they will do in them, the fact that they probably will not is not your concern.

If you have a BBQ, clean it and present it in the best possible way so that your buyer can imagine themselves entertaining or relaxing.
